Spec Development builds on your lot. However, if you need assistance finding land, our team of experts will assist you in locating the perfect lot on which to build your dream home.
Once the funds are available our team will assist you in locating the land for your new home. Spec Development will begin designing your dream home so that once the land has been acquired it would allow us to move into the permitting process. Once the building permit has been issued by the county, we will begin the actual construction of the residence. – Give us a call.
The entire process from land acquisition to completion of construction usually takes approximately 12-24 months. This time frame is based on many variables and the complexity of the project. Longer time frames may be required for custom design-build.
Frequently Spec Development has homes that are under construction for purchase by a buyer at the completion of construction. These homes are built with the same quality as our custom homes and save the buyer time by not waiting for the land acquisition period. Or you may elect to utilize our real estate services to find an existing home.
Spec Development will construct and deliver the home in completed form to the future homeowner. Spec Development does not allow the new home owner or any subcontractor other than one contracted by Spec Development to perform any work on the residence prior to the issuance of the certificate of occupancy.

Absolutely! Your home is a reflection of who you are, thus color, cabinets, and tile selections amongst others are an intricate part of the building process. After the Construction Contract has been executed and the plans have been approved, you will meet with one of our staff members. At this meeting, they will assist you with all the exterior and interior color and products choices needed for your new home. We will contact you in order to set an appointment for this process.
Yes. This is the only way to protect your investment and the only legal recourse you will have if something goes wrong during the construction process; it is also a way for the builder to protect its assets and it assures the construction firm they will get paid for their services. Be sure the contract has been signed and dated by both the builder and you. A contract for new home construction will describe the project in detail and includes a list of standard features typically in the form of an addendum.
